Optional Components
Identity Verification
Social Security Number Verification (SSNV) is a proprietary service that matches the input information against millions of consumer credit files contained in the databases of nationwide credit reporting agencies. The SSNV service returns other names and addresses associated with the identifying information used to request the report. This information is reported to the credit reporting agencies by companies with which the subject either has had or attempted to establish financial dealings.

Eviction Histories
We have an extensive and growing proprietary database of eviction data with more than 28 million eviction records. Our eviction data searches help you identify unqualified applicants who might not be found through credit searches, since many evictions are not properly reported to credit agencies. National Eviction File data is updated daily with the most current information and includes coverage in more than 1800 nationwide counties and parishes. The file reports initial filings, judgments and possessions.
SkipWatch
Offered free to LexisNexis Resident Screening customers, SkipWatch helps identify unqualified applicants who might not be found through traditional services. This proprietary database allows property managers and owners from more than 1.5 million units nationwide to share information about tenants who allegedly have violated leases, continuously pay late, skip out on amounts owed or falsify information. When the system determines an applicant has failed to qualify at another property, SkipWatch provides the contact information for the other property so you can investigate further.
ResidentWatchSM
ResidentWatch is a continuous monitoring service for your residents that helps you identify potential non-renewals earlier, improve safety for your apartment community and reduce renewal screening costs. It uses the same powerful criminal, sex offender and eviction data used during the initial screening to automatically continue monitoring each resident throughout the life of the lease. It is established when a resident applies. Searches occur automatically every 30 days and require virtually no ongoing effort from property managers and owners.
