Saudi Arabia: Real Estate Authority Approves Marketing and Advertising Regulations

Saudi Gazette, 2 May 2026: The Board of Directors of the Real Estate General Authority (REGA) has approved the Real Estate Marketing and Advertising Regulations, pursuant to Saudi Arabia Cabinet Decision No. 679/1443 Approving the Real Estate Brokerage Law, to enhance transparency and safeguard stakeholders in the real estate market.

The new regulations govern the issuance of real estate advertising licenses, establish requirements for advertising content, and define obligations for licensees and electronic platforms. They prohibit the use of government names or logos in marketing, defamation, false or misleading information, and advertisements without a valid license.

Advertisements must include essential property details such as type, location, area, description, value, and any rights or obligations affecting the property. They must also disclose prices, rents, or brokerage fees, and provide a valid contact method. Misleading or exaggerated descriptions, falsified data, or concealment of required information are strictly prohibited.

Licenses will be revoked if expired, misused, or containing inaccurate information. Advertisers must be property owners, authorised representatives, or licensed brokers, and must submit ownership registration contracts unless the property is under government supervision. Advertisements must display the license number and be removed once fulfilled or expired.

The regulations apply across all channels, including social media, print, broadcast, exhibitions, online platforms, and billboards. Violations are subject to penalties under the Real Estate Brokerage Law’s schedule of violations and penalties.
